Rear patio cover over a walkway was 6'1". Seems at least 6'8 door height or 7' ceiling height should apply. Any code references for outdoor minimum heights? |

Are you saying, Scott, that if those requirements are not met, it cannot be considered a patio cover? ------------------ Jeff Pope JPI Home Inspection Service Santa Clarita, CA |

Eric,From the 2003 IRC. - APPENDIX H - - PATIO COVERS - - - SECTION AH107 - - - - SPECIAL PROVISIONS FOR ALUMINUM SCREEN ENCLOSURES IN HURRICANE-PRONE REGIONS - - - - - AH107.1 General. Screen enclosures in hurricane-prone regions shall be in accordance with the provisions of this Section. - - - - - AH107.1.1 Habitable spaces. Screen enclosures shall not be considered habitable spaces. - - - - - AH107.1.2 Minimum ceiling height. Screen enclosures shall have a ceiling height of not less than 7 feet (2134 mm). Now, do not ask me why there is a minimum ceiling height in "hurricane-prone regions", but that is where the minimum ceiling height is. I would apply that, and if there is resistance back, apply logic to that resistance 'Oh, so being in a "hurricane-prone region" needs more headroom ... ummmm ... is that so when you are blown around in the wind you have more headroom above you? No, I believe ALL screen rooms in ALL regions and areas SHOULD HAVE that same minimum headroom of 7 feet.' You might not be able to beat them, but you should be able to make them look foolish in front of your client - turn to your client and say 'So, I guess they only need to provide you with 1 foot "headroom", enough room for "your head"?'
